Also by demolishing the lower density buildings, you create a small amount of demand. It also seems to help to zone over existing lower density things with the higher density zones, because they wont start demolishing the old buildings right away if theres no extra demand, they only demolish the ones they need. The best way to avoid it is to always keep a small amount of demand, so dont zone full blocks of stuff, just zone parts of the block and keep adding more as the demand increases again. So in order to unlock a bunch of buildings on one of my mega-maps, I decided to play without mods (I was not able to unlock all the buildings with the one unlock all mod, so I decided to play the game 'legit' - best decision I could've made. If you zone too many buildings, it will actually lower the demand and the ones that did get built will become abandoned and it leads to a feedback loop where eventually you just have 0 demand because theres too many empty plots of that type.
